This fun 4-storey Georgian townhouse for 15-19 in central Bath has an inspired approach to open plan living. With a light, open and airy ground floor that can expand out into a seated courtyard and annexe beyond, it provides a really large, flexible and stylish space for groups and families planning an exciting get-together. Easy to locate on a main road leading into the City and just 5 minutes from Bath’s shops, restaurants and historic sites, this cheerful house has a youthful vibe and contemporary styling throughout. This handsome period property with great views has soft grey modern interiors and pops of colour on original artwork, throughout the house. Ideal for big groups, there is a shower room or bathroom on every floor, 3 living areas to choose from and 6 flexible bedrooms in pale grey with fresh white bedding, all equipped with large mirrors, hairdryers and hair straighteners. Please note the property is being refurbished in January 2019 so the description of the property reflects the changes which will be made as opposed to the visuals.

Belvedere House

Key Features:-
5 Triple bedrooms (to sleep 15). 4 of the bedrooms have zip/link mattresses and they can be made up as either 3 singles, or alternatively 1 single and a large 6’ double bed.
1 bedroom situated on the first floor has a 4’6’’double bed and a single bed.
1 Double bunk room (to sleep 4). The annex has 2 sets of bunk beds in one linear room. Each bed is a 3’ wide x 6’ long single and best suited for children or adults under 5'10" height.
3 Shower rooms, 1 Bathroom and 1 Cloakroom. Every floor has a shower room, with the bathroom on the third floor and cloak room on the ground floor.
3 Living areas. A spacious first floor lounge with TV and Netflix has 3 sofas to seat 9 and 6 bean bags. A ground floor snug has 2 sofas to seat 4 and 2 footstools. A cinema- style area in the annexe with TV and Netflix has 6 extra -large faux fur bean bags.
Outdoor space. A semi-covered walled courtyard has an outdoor sofa for 2 and 2 armchairs.
Cars. A parking permit for 1 car is provided, for on-street parking only. Charlotte St car park or Lansdown Park and Ride can be used for additional cars.
Location. Situated on Lansdown Road, 5 minute walk to the high street. Close to local shops and gastro pubs. George st is within a few minutes’ walk and is lined with restaurants, bars, clubs and shops. Opposite the property is Hedgemead Park, a small sloping city park with mature trees.

Kitchen and Diner
On the ground floor beside the entrance is a long open-plan kitchen, dining and living area. Providing a large sociable space for everyone to gather with timber and slate flooring throughout, this bright, airy room has the relaxed ambience of your favourite cafe. On either side of the main room is a contemporary fitted kitchen with white stone tops, providing stacks of crockery and cutlery and plenty of storage. A long stretch of 2 co-joined oak tables and 4 benches (to seat 16) are placed down the centre of the room. Additional chairs available if needed. The kitchen has a 4 ring induction hob, 2 electric ovens and a microwave, a medium size fridge with a separate freezer, a wine cooler and breakfast area. There is a dishwasher, a bin with recycling compartments and an under stairs cupboard with further utility items. Two sofas to seat 4 and several stools provide comfortable seating beside the large picture windows with views into Hedgemead Park across the road.
Bi-fold doors open into a private walled courtyard decorated with potted plants. There is an outdoor sofa for 2, an outdoor coffee table and 2 armchairs.
A small pretty tiled cloakroom has a small hand-basin with storage under and a WC.

The Annex
Past the courtyard is an unusual wedge shaped annex and bunk room with similar Bi-fold doors, providing extra space for lounging and sleeping. At ground level is a TV area with 6 extra-large faux fur bean bags to snuggle into whilst watching your favourite shows on Netflix.

There is a smart black and white shower room with a walk in shower, a small hand-basin with storage under and a WC. Alongside is a utility cupboard containing a washing machine combined with dryer.

Up timber steps is a linear bedroom with two sets of bunk-beds, suitable for 4 children or 4 small adults. There is a wardrobe with an internal shelf for storage, a chest of drawers and a window overlooking the courtyard.

First Floor
At this level there is a large living room, a triple bedroom and shower room.
The Living room has lovely Georgian proportions with high ceilings and elegant original sash windows and original artworks. From the windows are lively street scenes along with views of elegant Bath stone houses and mature green trees in the park across the road. There are two large sofas to seat 3, another sofa to seat 2, a large armchair and lots of poufs and bean-bags to lounge on. A wall mounted TV has Netflix

The bedroom has a 4’6’’small double bed, a single 3’ bed, a small chest of drawers and wall hooks for hanging clothing. Original shelved alcoves provide some storage space. There are views of Christ Church which has a bell tower and holds a regular Sunday service.

The smartly tiled contemporary shower room has a corner shower, a hand-basin with storage under and a WC with shelf space above for toiletries.

Second Floor
There are two large bedrooms and a shower room at this level with lovely views. A spacious bedroom at the front of the property has 3 single 3’ beds, two of which can zip and link to become a 6’ double. There is a small decorative fireplace with alcove cupboards on either side with shelves for storage and a chest of drawers.

This property is in a great location and a short walk down Lansdown road leads you to George Street which is lined with night clubs, restaurants, galleries, shops and wine bars. Just off George Street is Milsom Street, Bath's main shopping thoroughfare, which leads down towards the Pump Rooms, the Roman Baths, Thermae Spa and Bath Abbey. The property is close to the famous Circus and Royal Crescent and also Royal Victoria Park where you can enjoy miniature golf, tennis, botanical gardens, hot air balloon trips and a children's outdoor play area. Whatever you choose to do, shopping, sightseeing or entertainment, most pursuits are a pleasant stroll of about 5-10 minutes away from the house.

A parking permit is provided allowing you to park 1 car in resident bays on neighbouring streets. Charlotte Street car park is about 10 minutes' walk away or the Lansdown park and ride bus stops not far from the property. The Bath Spa Railway and bus station are a 15-20 minute walk or short taxi ride. Taxis are usually right out front the train station.
