Indulge and relax in this gothic inspired stunning 4 bedroom, 3 bathroom, and 4 reception room house set on 2.5 acres of grounds with a heated swimming pool (April to Oct inclusive). The origins of the house and grounds date back to the late 18th Century and the property has been dramatically refurbished by the current Owners. Due to the quiet neighbourhood, the property is not suitable for hen or stag parties. Children over 10 are welcome.

Old Hayhurst House

4 bedrooms (to sleep 8). 2 king bedrooms (one with ensuite shower room), 1 superking master bedroom and bedroom 4 can be set up as a king or 2 singles (please note, the singles are 2'6" wide so best suited for children).
3 bathrooms. A shower room on the ground floor, an ensuite shower room to a king bedroom, and a large family bathroom with bathtub (and built in TV) and a large walk in shower.
3 Living areas. A large lounge with plenty of seating, large TV and wood burning fire. A music room with piano, TV and small sofa. A library with bookshelves filled with books, DVD's, 2 x 2 seater sofas and TV.
Orangery. A fabulous conservatory leading off from the kitchen and the dining room with doors leading to the garden.
Kitchen and Dining. Large kitchen with aga, additional electric oven, built in coffee machine, table and chairs for 6 over an original well. The dining room has a large wooden table to seat up to 10.
Outdoor space. 2.5 Acres of private gardens front and back. The front is beautifully manicured with table and chairs for 8 and a pond. Large tiered garden out the back with heated swimming pool, trampoline, hammock and the former railway bridge.
Children. The property is suitable for children 10 years and older
Swimming pool. Large swimming pool securely located out the back in a gated and fenced area. Complete with deck loungers, table and chairs. The pool will be operational April to October inclusive.
TV's. 7 TV's spread across the property including the 4 reception rooms, kitchen, family bathroom and the master bedroom.
Cars. Private parking space at the property and unrestricted area opposite the house for an additional 3 cars on a first come basis.
Location. Located in the Parish of Dunkerton which is less than 6 miles from the historic city of Bath.

Old Hayhurst House is in the parish of Dunkerton, which is mentioned in the Domesday Book. The origins of the house date back to at least the late eighteenth century, coinciding with the canal and the railway which ran at the top of the garden through the former railway bridge in the garden. The house has 2.5 acres of garden including a swimming pool and former railway bridge. There is a scene in the 1953 comedy “The Titfield Thunderbolt” featuring the the railway and our railway bridge.

The Ground Floor
Enter through the front entrance via a beautifully manicured large courtyard with table and chairs, pond and stunning greenery. The front foyer has access to most rooms on the ground floor as well as the striking gothic inspired wooden staircase leading you to the bedrooms (one of which is ensuite) and a family bathroom.

Reception rooms on the ground floor
  • The first lounge is located on your right as you enter the house. It has a large 4 seater sofa, 2 arm chairs, wood burning fire, smart TV mounted above the fire, and 2 window seats overlooking the front courtyard.
  • The next room on from this lounge is the music room complete with piano, sofa for 2, book shelf with books, and wall mounted TV (cleverly disguised as a picture when not in use). There is a door leading out to the front courtyard and table for 8 and a further door out the back to an area where the table tennis can be set up.
  • The 3rd sitting area is the library and is located at the end of the hall off the kitchen. It has 2 x 2-seater sofas, a wall filled with books and dvds, and a Bang and Olufsen TV with DVD.
  • The final sitting area is a stunning addition to the house. Doors from both the kitchen and the dining room lead into a stunning orangery with underfloor heating, large L-shaped sofa to seat 6-7 people, additional armchair, windows overlooking the garden, door leading to the garden and a smart TV with sound bar.
Kitchen and Dining Area
No expense has been spared in designing the fabulous large kitchen. There is an Aga, large fridge and freezer, double belfast sink, an additional electric oven and hob, built in coffee machine, microwave and everything you would need to cook a fabulous meal. Even a magi mixer! There is a table and chairs for 6 in the kitchen which is situated over an original well complete with lighting inside and a glass top so you can enjoy the view without falling down it! A smart TV is mounted on the wall above the table.

Off the kitchen is an elegant dining room with large wooden table, chairs for up to 10, and a side cabinet filled with items for the table including a silver cutlery set for fine dining evenings. Villeroy and Boch crockery can also be used and is stored in the utility room.

Utility and downstairs shower room
Down the corridor between the kitchen and the library you will find a large utility room with an extra fridge and freezer, washing machine, tumble dryer and a door leading to the back garden steps and up to the pool area and tiered garden. Next to the utility room is a shower room with large shower on a riser, w.c. and sink.

The Bedrooms.
All of the 4 bedrooms are located upstairs, via a fabulous new gothic inspired wooden staircase.
  • The master bedroom is the largest of the 4 and has a 6' superking bed with a large wall-mounted TV opposite the bed. There is plenty of storage with 2 built in wardrobes, 2 chest of drawers and a small chaise longue.
  • Bedroom 2 is overlooking the front of the house and has a 5' king size bed, dressing table and chair, built in wardrobe with hanging space and drawers.
  • Past a grandmother clock and to the back of the house are the 2 remaining bedrooms, family bathroom and fabulous views over the back garden. Bedroom 3 has a 5' king size bed, and a small ensuite shower room tiled throughout. It has a walk in shower the shower head and additional hand-held shower, w.c. and sink with plenty of mirrored built in storage.
  • Bedroom 4 has zip and link beds meaning you can choose to have the beds set up as a 5' double bed or 2 singles. (please note, the singles are 2'6" wide so best suited for children), a large chest of drawers and built in wardrobe for hanging clothes.
Family Bathroom
The family bathroom is located between the 2 back bedrooms and is your oasis of peace and tranquility. There is a large built in bathtub complete with a built in TV at one end of it. There is a large walk in shower, w.c., sink and plenty of mirrored built in storage cabinets.

Although there is only parking for one car on the drive at the property, there is unrestricted parking for approximately 3 cars in a lay by opposite the house.
The closest train and coach stations are in Bath (Bath Spa) and would be an approx. 15 minute taxi trip away.

The property is located in the Parish of Dunkerton which is a gorgeous village less than 6 miles from Bath. You’ll love the peace and quietness of this secret Somerset valley. The only thing which may disturb you are the owls hooting in the evening and blue tits chirruping in the garden as the sun rises!.........And occasionally - if you are very, very lucky - you may see a deer amble across the lawn in the early morning!

The nearest pub is the King William IV in Tunley, close to the top of Stoneage Lane, walkable and 3 minutes in a car. Alternatively there are The Packhorse, Ring o'bells at Priston or the Wheatsheaf at Combe Hay which all do lovely food and drinks and are within a 10 minute drive. Provided in the home is an ordinance map in the property providing details of walks around the property. There are many stunning National Trust venues and stunning villages easily within an hours drive. We will provide you with further details of sites, restaurants etc in the area and in Bath upon booking.

The UNESCO Heritage site of Bath is less than 6 miles away and an easy drive in or you can park at the Odd Down park a ride (a couple miles from the property) and have the bus take you into the center of Bath. It is filled with an array of restaurants, shops, museums, parks, galleries and bars. Enjoy a night out at the Royal Bath theatre, dip into the thermae spa waters, or have a night at Komedia comedy club. The Parks are lovely with a huge adventure playground for youngsters at the Royal Victoria Park, as well as crazy golf, tennis courts, the Approach Golf Course, botanical gardens and even hot air balloon flights for the thrill seekers.
